In the recent big redevelopment projects in Tokyo, luxury hotel is one of key facilities. This is because, in Tokyo, there would not be adequate number of luxury hotels in order to invite a wealthy class from oversea.
The hotels around Takanawa are as bellow.
About Class: Luxury and Premium is following the classification of each hotel chains. Takanawa Hanakoro is classified as luxury because Forbes Travel Guide 2023 has awarded 5 stars. Also, The Prince Sakura Tower has been awarded 4 stars. All other hotels, which equips neither banquet room nor bar, are classified as economy. There is no standard of Hotel Classification and the range of class shall be wide. (So, please forgive me if you have any complain.)

Around Shinagawa Station, there are three luxury/premium hotels, i.e. InterContinental, Sakura Tower and Hanakoro. No luxury hotels are around Takanawa Gateway Station. Tamachi Station has Pullman, and Sheraton is in Shirokanedai.

Based on the above, there would be room of newly developed luxury hotels in Takanawa Area. Moreover, it would be required around Takanawa Gateway Station.
At the moment, there are 5 projects which are including accommodation facility.
- Takanawa Gateway City (Complex I South)
- Shinagawa Station West-gate Area A
- Northern Area around Shinagawa Station
- Tamachi Campus Redevelopment Project, Tokyo Institute of Technology
- Shirokanedai Campus Redevelopment, The University of Tokyo
It was announced that JW MARRIOTT will be opened in Takanawa Gate City, but with other 4 projects, there is no announcement on type, size, operator, etc. related to accommodation facilities.
“Shinagawa Station West-gate Area A” is lead by Keikyu Corporation and Toyota Motor Corporation at ex-Shinagawa Goos area and therefore Keikyu might desire to develop the hotel by themselves. However, the current brand of Keikyu’s hotel, “EX” would not be luxury hotel brand. It is not needed to introduce overseas brand, then original brand would be OK. Personally, I like Keikyu to restore “Hotel Pacific” as a luxury brand. Hotel Pacific Tokyo was the hotel operated by Keikyu at Wast-gate Area A.
“Northern Area around Shinagawa Station” is elongated land located between Takanawa Gateway City and Route 15. East Japan Railway Company (JR East) and NIPPON STEEL KOWA REAL ESTATE CO., LTD. (NSKRE) are participated as project partner. Even though there is no rule that project partner will operate the hotel, it would be still possible that one of these partners will do it.
Because JR East has conceded the hotel development of Takanawa Gateway City to Marriott, who will open JW Marriott, they might desire to have their brand hotel in “Northern Area”. Already, JR East has operated two luxury/premium hotels in Tokyo, THE TOKYO STATION HOTEL (4 stars awarded by Forbes Travel Guide 2023) and mesm Tokyo (Marriott Autograph Collection). If there will be the same class of hotel would be very welcome.
Another partner, NSKRE is planning to develop residential hotels with the brand of “& Here”. They would be seeking new opportunities and “Northern Area” would be good candidate. However, I’d prefer luxury/premium hotel to be.
The university campus development, Tamachi and Shirokanedai campuses, would be required to support academic community and luxury hotels would not be reuired.
Furthermore, still there is no official announcement, the project of MORI TRUST CO., LTD. would be expected around Fuda-no-Tuji Crossing. MORI TRUST has succeeded to invite luxury hotels, i.e. The Tokyo EDITION, Toranomon, CONRAD TOKYO, etc. and it could be expected luxury hotel around Fuda-no-Tuji. And, JR East is constructing Shinagawa Station North-gate Building. No plan for accommodation, but personally, I think it would be better for JR east that Shinagawa Station has luxury hotel like Tokyo Station.
Anyway, looking forward to further development of the city incl. luxury hotels.
